Builders and lot/home owners of Northwoods are required to comply with the following standards:

  • Low yearly HOA dues – currently $25 per month
  • Block 1 homes must be 1600 square feet or larger exclusive of the basement, porch and garage
  • Block 3 homes must be 1300 square feet or larger exclusive of the basement, porch and garage
  • Flat roofs are not permitted
  • Front yards should be at least 80% grass
  • Detached outbuildings must be approved prior to construction
  • Recreation and play equipment, vegetable gardens, pool buildings and gazebos must be constructed in the rear yard
  • All homes must have a lawn, at least twelve perennial shrubs and/or bushes and trees on the lot, with at least two trees being planted in the front of the yard
  • Windows must not contain any reflective material
  • All exterior wood surfaces on homes must be painted, stained or sealed
  • Dog runs must be screened with fencing or other appropriate materials from view from neighboring homes
  • Basketball backboards must be either white or glass and shall be installed in the rear yard unless otherwise approved
  • Firewood stacks in excess of two cords of wood shall be screened from view from neighboring lots
  • All forms of sculpture or yard art must first be approved
  • Trash and refuse container storage areas shall be screened
  • No birds, animals or insects, except dogs, cats or other household pets may be kept, bred or maintained on any lot
